FACT - 5.43 states
eight sites have been identified as “potential main development areas” across
FACT - 5.45 states
“We have had to look beyond the land which is currently allocated for
development in existing and emerging Local Plans at what could potentially be
developed…..”
FACT - Table 5.1
identifies the following Net gains in land suitable for development with the
bypass:

Potential employment land development: 38.1 ha.
·
Potential housing land development 18.1 ha – of which 7.5
ha falls to Kingskerswell.
FACT - 5.51 states
“Following the advice of Devon County Council, as Highway Authority, the
District Council has restricted significant property development in Kingskerswell until the bypass is built.”
FACT - 5.53 states
“Once the bypass is built, accessibility to Kingskerswell
would be transformed. The improved accessibility,
coupled with attractive surroundings, should mean that demand from developers
and occupiers is likely to be strong, especially from
house builders.”
And continues: “A
possible argument that might carry some weight, would
be that the environment of these sites has been adversely affected by the
bypass and that given the lack of brownfield sites
and the need for new development, they should be allocated for housing and
employment development.”
FACT - Report Conclusions 5.76 states there
could be a net additional 95,135 sq m of employment generating development and
the potential to develop approximately 600 new housing units on sites related
to the bypass.
