On Monday 20th January 2003, Mark Rushworth (Principal Planning Officer @ TDC) gave an informative talk at a meeting of the Kingskerswell & District Conservation Society. He explained that the original Teignbridge Local Plan resulted in some 4,000 responses. However, the recent consultation process over the register of omission sites, which in respect of Kingskerswell identified some six sites being considered for future development; had brought in over 5,000 responses which could take about six months to process. This will result in a revised Plan being published in the late summer of this year. Mr. Rushworth made it clear that not all locations under consideration were likely to get approval. Teignbridge requires land for about 2,500 homes. At present, the combined total for all the sites submitted, equates to some 8,500 homes. It is easy to understand why so many land owners and developers are keen to have their land approved and included in the Plan. It's because the value of agricultural land is approximately £5,000 per acre, whilst land with planning permission for housing is worth about £500,000 per acre!
One thing became very apparent, there is a clear link between the building of the proposed bypass and the future aspirations of local land owners and developers. On most of the applications listed below, Mr. Rushworth commented that access and volume of traffic trying to join the A380 was a concern. However, he also told the meeting that if the bypass were built, that would effectively resolve those issues.
Set out below is a table showing the current list of applications from land owners and developers to have sites in and around Kingskerswell included in the Teignbridge Structure Plan for future development.
